Twin Creeks is one of the largest and most popular residential areas in west side San Ramon. It is situated primarily within a triangle formed by San Ramon Valley Boulevard, Bollinger Canyon Road and Crow Canyon Road and comprises over 1,500 homes. This is not including Twin Creeks Hills, a much smaller neighborhood, also off San Ramon Valley Boulevard but further South.
At the time of construction, this was the largest development ever undertaken by Dame Construction. Work began in 1968 with the first homes being available for sale in 1969 along Canyon Creek Drive, off Twin Creeks Drive, right across from a large shopping center anchored by Safeway. It was immediately a very popular development, benefiting from the proximity of a wide range of shops and restaurants at all price points including a McDonald’s and a number of casual dining places. Twin Creeks has two elementary schools within its boundaries, Twin Creeks Elementary and Bollinger Elementary. both of which were soon to achieve wide-spread acclaim. Iron Horse Middle School is a short distance away, as is California High School.
Many residents work in San Jose or Silicon Valley and the proximity of the 680 freeway makes for a convenient commute. Many more are employed in Bishop Ranch Office Park, just a few minutes drive away.
A further factor in ensuring the popularity was the wide range of home styles and lot sizes. This was truly a neighborhood where there was something for everybody.
At the most affordable level, Dame built a large number of two and three bedroom townhome-like condominiums, some with garages but most with just covered parking. This is Twin Creeks West, a neighborhood on and around Bollinger Canyon Road close to Crow Canyon Road. Also, quite close to these, are a number of three and four bedroom, one story and two story duets, all with attached two-car garages and yards, some with lot sizes close to a quarter acre.
Now, more than 40 years after the start of this ambitious project, Twin Creeks is considered one of San Ramon’s best places to live. The area is well established with wide tree-lined streets and homes that are almost all very well maintained, and many of which have been substantially improved and remodeled to a level that would undoubtedly give Carl Dame pause for thought. The schools and parks here are better than ever and residents frequently sell their Twin Creeks home only to buy another one, some moving up as their families grow, while others are down-sizing.
There are many neighborhoods within Twin Creeks with separate HOAs (and note that the original Twin Creeks subdivision does not have an HOA). Most HOAs have pools and some also have tennis courts and/or a club house. There are also two excellent elementary schools within the subdivision.
